Terms and Conditions

All bookings are provisional until all payments have been received.  We do require a £150 deposit per week at the time of booking.  The balance will be payable 8 weeks prior to your arrival date.  If you book your holiday within 8 weeks of arrival the full amount is required.

We accept cheques made payable to ‘Pitlandie Wood Lodges’, but prefer BACS payments.  We also accept debit card and credit card payments via PayPal for which there is a 4% handling fee. 

We recommend that you take out insurance cover for your holiday.  Telephone us immediately if you need to cancel and on the same day send us an email or write confirming the cancellation. Your cancellation will be effective from the date we acknowledge receipt of your written cancellation. If you cancel the following charges will be payable by you to us. Cancelled more than 8 weeks before your arrival date:   Loss of deposit. Cancelled within 8 weeks of arrival:   Loss of 100% of tariff.

Arrival and Departure 
Our check in time is 4pm on the day of arrival (however by prior arrangement it may be possible to check in earlier).  We should be grateful if you would let us know your time of arrival so that we may ensure someone is here to greet you.  Check out time is 10am on the day of departure.

Gas and Electricity 
Gas and electricity are included in the price.

House Keeping
The lodge should be left as it was upon arrival.  All appliances should be wiped down, food removed from the fridge and freezers and all internal bins emptied.  Any issues of cleanliness or damages must be reported to us immediately.  Guests will be liable for any cleaning charges incurred in the event that the property is left in a dirty condition.  We have a no smoking policy in the lodge.

One dog is permitted in the lodge and there is a charge of £25 for the week.  However this must be arranged at the time of booking.  You are welcome to walk your dog around the wood near the lodge and in the lodge garden. Please ensure all dog waste is picked up and disposed of.  You are responsible for your dog at all times and the dog must NOT be left in the lodge unattended.

Dogs must never be in the bedrooms or on furniture.  Please bring your own dog towel and bedding.  On departure we ask all clients to ensure the property is aired and dog hairs hoovered up and the property is left as they found it.

We reserve the right to ask any guest to remove their dog should they prove to be a nuisance or cause any damage to the property.

All registered guide dogs are welcome.

Whilst we maintain Pitlandie, it’s woodlands and surroundings, there are natural hazards associated with being in the woodland.  Responsibility for your well being and that of your children and pets, lies with you.

We aim to keep our drive and access tracks clear at all times, but at rare times heavy snow and freak weather can make access difficult.  Where there are travel disruptions as a result of bad weather, we cannot be held responsible for non arrival.

Number of Persons
 You are limited to the number of persons on your booking form.  Casual overnight guests are not permitted unless agreed in advance with the owner.

Damage, Loss, and Nuisance 
We reserve the right to refuse admission to any or all guests for any just reason.  No refunds will be made.  We reserve the right to make charges against deposits or payment cards or to invoice for over occupancy, additional cleaning or damage.
